The Group Property Project Manager shall be held responsible for the completion of works on properties within the Debono Group property portfolio meeting the 5 year deadline in 2023 together with the financial and marketing performance of the properties.
The Group Property Project Manager will also be held accountable for the implementation and safeguard of H&S measures on property sites, lease administration and maintenance of tenant relationships. S/he will also be responsible for the upkeep of the premises during the term of lease.
Key Result Areas & Accountabilities
Project Completion
Identify outsourced building contractors and civil engineers, initiate tendering process, negotiate and secure cheapest option ensuring required quality level is achieved,
Develop agreements for building contractors, architects, H&S officials and other consultants indicating cost and schedule documentation, site planning requirements, unit pricing, construction work standards, quality of works and products, and insurance requirements,
Liase with architects and civil engineers, H&S officials and other entities such as ERA, Heritage, TIA to ensure that documentation required is provided and that progress of pre-construction and pre-development activities is in line with pre-set timeframe,
Create breakdown of costs and ensure Architect BOQ’s meet company budgets,
Provide significant support in the budgeting exercise and ensure budgets are maintained throughout
the full development cycle,
Ensure that costs do not exceed assigned budget,
Analysis of cost-effectiveness of measures adopted and create quarterly reconciliation reports as well as forecasting,
Develop schedule of works for multiple stakeholders,
Supervise works on site at multiple sites,
Manage and supervise staff on site,
Construction management,
Logistics planning and coordination of works in a timely manner,
Supervision of procurement process and approval,
Vet works up to required standards,
Chase third parties to ensure that works are progressing in line with pre-set agreed timeframes,
Responsible for ensuring that H&S regulations are adhered to,
Financial reporting and progress reporting to group CEO and board of directors.
Lease Administration
Create business plans for development of commercial sites,
Research market gaps and potential,
Identify property potential,
Identify suitable tenants in line with the purpose of the company,
Identify strategies which enhance the value of the company asset,
Market properties for commercial leasing,
Meet with potential tentants and estate agents to discuss and negotiate terms of lease,
Identify suitable ROI for each of the commercial properties,
Liase with legal firms to draft terms of lease and be present for signing of lease agreements,
Financial reporting to group CEO and board of directors.
Carry out any other duties as may be reasonably assigned by the group CEO
Knowledge & Experience
Essential requirements:
At least 10 years experience in a project management – construction site based role, large scale property
Business acumen and ability to understand financial data
Familiar with Microsoft desktop operating systems and Microsoft Office applications
A clean police conduct
Sound knowledge of the commercial property market trends
Knowledge of project management
Familiar with project management tools
Ideal requirements:
Proven educational background in finance, management and/or accounting would be considered an asset
A degree in architecture and civil engineering would be considered an asset
